Sam Chang is an experienced Project and Cost Manager known for their strategic approach and fiscal precision. Sam excels at aligning budgets with mission-driven priorities, tracking cash flow across multi-source funding, and ensuring projects meet both technical and community-oriented goals.
In addition to their YP Collective work, Sam has over a number of years conducted bilingual outreach to educate migrant and seasonal farm workers about their rights and ability to access healthcare. Previously, they also worked as a research assistant in South America, involved in educational outreach and support for sustainable land management and ecosystem conservation. This experience deeply informs their passion to contribute to a community’s wellbeing and equitable future. The same passion is also what informs their values-driven approach to project and client management.
In their spare time, Sam is a botanist and relishes growing and tending to their garden of flowering plants, cacti, and epiphytes. They also excel at advising on indoor plant typology for our commercial interior clients.
Recent Project Highlight: Greenwich House Pottery
At Greenwich House Pottery, Sam served as both the day-to-day Project and Cost Manager. They coordinated capital reconciliation with grant funding, oversaw the design, build-out out and integration of large imported kilns, and managed scheduling to align with academic and facilities timelines. Their responsibilities included:
- Budget Development & Oversight: Created and managed detailed capital budgets encompassing construction, FF&E, AV, and contingency. Maintained real-time alignment between scope and funding.
- Cash Flow Management: Produced monthly cash flow projections and tracked actuals to support financial planning across public and private funding sources.
- Grant Preparation & Reporting: Collaborated with Development teams to produce budget narratives, cost breakdowns, and documentation for capital grant applications and reimbursements.
- Procurement & Vendor Coordination: Led bid reviews, RFP processes, and vendor selection, ensuring cost alignment with funding restrictions.
- Cost Control & Change Order Management: Reviewed requisitions, approved change orders, and enforced budget discipline per funder requirements.
- Scheduling & Stakeholder Coordination: Maintained milestone calendars via Smartsheet and facilitated transparent communication among internal and external stakeholders.
